Elon Musk’s artificial intelligence venture, xAI, has secured a lease for a significant office space in Bellevue, Washington, a rapidly expanding center for technology innovation. City permit filings confirm the company will occupy a full floor at Lincoln Square South, placing it directly within one of the region’s most dynamic tech corridors.
Prime Location in Tech Hub
Public records indicate that xAI has leased approximately 24,800 square feet of space in Lincoln Square South. This prime location was formerly occupied by the video game developer Epic Games and is part of the larger Bellevue Collection, owned by Kemper Development Co. The initial lease agreement was first noted in January by commercial real estate firm Broderick Group, which reported an unnamed tenant securing the space before later filings identified xAI as the occupant.
Expansion Signals Growth
While xAI has not officially commented on the new office, the move aligns with earlier indications of the startup’s plans to establish a presence in the Seattle area. In September, xAI posted job openings in the region, with proposed salaries ranging from $180,000 to $440,000, signaling a clear intention to build out a local team. At that time, the company was reportedly evaluating locations on the Eastside but had not yet finalized a lease.
This expansion by xAI occurs amidst a period of significant consolidation for Elon Musk’s various enterprises. Last week, SpaceX acquired xAI in a transaction that valued the artificial intelligence startup at $250 billion. SpaceX itself is currently valued at approximately $1.25 trillion and is reportedly preparing for an initial public offering (IPO) later this year.
Bellevue’s Growing AI Ecosystem
Bellevue is increasingly recognized as a focal point for artificial intelligence development. OpenAI has notably expanded its local office space to nearly 300,000 square feet. Additionally, data infrastructure companies such as Crusoe and CoreWeave have also established significant operations in the downtown area, further solidifying Bellevue’s status as a key AI hub.
